    • Packers came to box and load everything. 3 hours total, 3 guys. Under 3k lbs total; they had done a house with >16k the day prior.
    • Donated over 100 items of primary clothing!

    • The Gentle Barn is a nonprofit in LA that will help re-home your pets. Emeraldscales.com is a great one specifically for reptiles, something like $50 for shipping. Petco will only take reptiles back if you have the paperwork to prove that you bought it at that location.

    • Scanned and sent back the signed lease for temp housing.

    • Sherisse inspection. All the usual cleaning, plus blinds and windows. Estimate: $560. Round to 600 worst case, 2500 deposit, briley gets 400 for cat, then we each get 750 after that. She’ll mail the check to him.
    • Significant work on the house. Went through: living room, kitchen, bathroom, hallway/cabinet, balcony. The only remaining spaces are the bedroom and the garage.

      • The village, greenwich, washinton state park, west, east, NYU. Liberal, young.
      • Midtown does have some residential. Lot of flux, mostly business.
      • Upper east and west side neighboring central park. Cool areas. Little more expensive than the village.
      • Recreation and softball and such in all the parks.
      • Most highrises DO have a parking garage! Or one nearby. Can fit 3 bikes in 1 spot, shouldn’t be too much a month. Driving out of town to the beach is amazing in the summer. Will also be useful just around town when I need it. Definitely keep the motorcycles.

    • Remember that even rh gold deposits take few days to settle. You get 10k immediately but the full amount takes the usual few days.

    • Fixed rate for 15 or 30 years, or adjustable rate. Lock in the starting rate for 5 or 7 years, then it becomes variable. It’s usually very low at first, and then there’s greater risk of increasing later. You can sell/refi at that time.

    • Remember the writeoffs. Remember that living aside, it’s just another investment. Better to take a mortgage if you have other assets that are appreciating at a higher rate than the interest on the loan.
    • BoA 3.375 for 30, 2.875 for 15, with 20 down, fixed. Great rates. They reduce even a bit further with 250k in boa merrill lynch.
    • I don’t like being in debt for 30 years, even if it’s the better long play. Maybe 5/1 ARM, 15yr, 20down. Could probably get interest rates as low as 2.5% with a 2500ish monthly, if the home is 500-600k. We’ll see.
    • Started using BoA’s Home Loan Navigator tool. Integrates nicely with the rest of the account.
    • Regenerate preapproval letter to max at your best offer so the seller doesn’t see the higher ceiling and push.
