- Bonus depreciation. Write off a large purchase at day 1, rather than depreciating its value over time (regular depreciation, no bonus).
- STR loophole. Short-term-rental investment properties actually qualify for this (even though they almost always appreciate). You can deduct the entire cost of the home to offset rental income for the year (or w2, or other).
- The process of valuating/deducting the bonus depreciation is called Cost Segregation. Usually costs a couple thousand to outsource.
